Zoning

  • Add the ability to construct stormwater systems within Conservancy Districts based on the Massachusetts Stormwater Regulations and adequate review / oversight. (Pending)

  • Update the Conservancy District Map to include the locations of the inland banks.

  • Update the GIS layers to include the buffers to Conservancy Districts to help provide guidance of which properties are located in Zoning Jurisdiction.

  • Update the sightline trianlge requirement to be based on pavement. Set protections to minimize grandfathering.

  • Prepare regulations pertaining to fire pit locations.

  • Revise the Zoning Bylaw to align with the 2018 and 2020 memos from the Zoning Enforcement Officer resulting in clarity of the intent.

  • Revise the Zoning Bylaw to remove Footnote 7 and to revise Section V.d to align with the statements made at the 1997 Town Meeting.  These statements have been applied as an interpretation since.

  • Propose a Zoning Bylaw revision that mimics the Provincetown Bylaw in regards to building mass allowed under a special permit.

    o   Compute the volumes of every building in Chatham based on the 2021 aerial LiDAR.

  • Update the Conservancy District data.  This data was acquired in 1979 and it should be reviewed.

    o   Benchmarks can be recovered and updated from NGVD29 to NAVD88.

    o   Water elevations can be observed with automated gauges to determine record high water elevations.

  • Modify shed numbers to deal with 8..3x12.3=102

  • Review the Provincetown Bylaw regarding height differences based on building / roof style.

  • Review the Provincetown Bylaw regarding mass and the requirement for a Variance when a proposed structure exceeds a reasonable amount above the average mass within a vicinity.
